Ghanaian Client Visits Dongji House to Discuss an 80-Module Commercial project

On September 14, a client from Ghana visited the Dongji House factory in China to discuss a large-scale modular construction project combining commercial facilities with residential housing.

A New Mixed-Use Development in Ghana

The client owns a plot of land in Ghana, West Africa, and plans to develop a commercial center with residential housing around it.

According to the preliminary discussions, the overall development is expected to require approximately 80 flat-pack modules. However, the final quantity will depend on the completed site plan, architectural layout and functional requirements.

The project will use a multi-module flat-pack building system. Individual modules can be connected to create larger and more flexible spaces, allowing the commercial and residential areas to be planned as part of one coordinated development.

Factory Tour and Material Evaluation

During the visit, the client toured the Dongji House factory and gained a detailed understanding of our production environment, modular structural system and quality-control process.

Our team also introduced the functions and performance of different building materials, including the steel structure, insulated sandwich panels, roofing system, flooring, doors and windows. This allowed the client to compare different material options and better understand how each component affects the durability, insulation and overall performance of the building.

Greater Attention to Quality and Thermal Insulation

Temperatures in Ghana frequently reach or exceed 30°C. Therefore, the client is particularly concerned about the construction quality and thermal insulation performance of the proposed buildings.

As part of the project will be used as a commercial center, the buildings must provide a comfortable indoor environment while maintaining reliable quality for long-term use. Material selection, wall and roof insulation, ventilation, and door and window performance will all be carefully considered during the design process.

Dongji House will recommend a suitable material configuration based on Ghana’s local climate, the intended use of each area and the client’s budget.
